Drive
Execute with urgency everywhere the cost of being wrong is recoverable, and slow down only where it is not.
Drive is the operating tempo, and it is deliberately downstream of judgment. Formation decides which lines of business open; drive is what happens after that decision, not a way of making it. An office that lets its own pace choose its markets will enter the ones that are easiest to enter.
Where it shows is the gap between deciding and shipping. The estate’s own record is derived from commit history rather than from a plan, so the tempo claim is checkable: what shipped, when, sealed at the time, and never revised afterwards to look faster.
What it refuses
Momentum as a substitute for a decision. Speed is not a reason to enter a market, and a property is not launched because the office is moving quickly — the four functions decide what opens, and drive decides only how fast what was decided gets built.
Where it is practised
Caution is reserved for what is published and committed; everything upstream of that is quick to the point of discomfort.
