Gord Properties is the real-asset arm. It holds property directly on the group’s balance sheet rather than through a fund, which means the same structural fact that governs everything else this office owns governs it too: there is no date on which anyone must be repaid, so nothing is ever a forced sale.

It is deliberately distinct from the group’s virtual-world property business. The two ask the same question — what tenure means, and what a parcel is worth when the rules can change — but one of them has a registry backed by a state and the other has a registry backed by a company, and conflating them would flatter the second.
