Property inside places that persist: who owns a parcel, what tenure means, and what it is worth.
The second wave turned out to be about property law more than graphics — who owns a parcel, what tenure means when the landlord is a company, and what a world is worth when its operator can change the rules. The group bought, held, wrote down and sold real positions here, and the write-downs are published alongside the rest.
What survived the cycle is the reference work: the Atlas, the Register and the Code. A market that a group is the recognised recorder of is a market that group is asked about the next time it moves, which is convening applied to an asset class.

The gate
Has a published term sheet and a formation arm; the balance sheet that would earn a Capital arm sits with the parent.
A vertical earns its own Ventures arm when it has deal flow of its own, and a Capital arm when it has a balance sheet to allocate. Neither is granted at formation, and both are published on the roadmap so a partner can check whether the group applied its own rule.
